How
do I get started?
You simply fill out our qualification forms and fax or E-mail it to us. If you
have questions or need to do further research, you can take a break from the
qualification process at any time.
How long does it take to fill
out the qualification forms?
The qualification process is simple. If you have the proper information in front
of you, it can take fifteen minutes or less.
How secure will my information
be?
Landmark uses extensive, sophisticated technology to ensure that the data you
send us remains absolutely confidential and secure. These hardware and software
systems work together to protect your privacy at all times.
How will Landmark Financial
evaluate my request?
Landmark Financial looks at two sets of information: the information you provide
either on the phone or in the on-line form and your credit history, as reported
in your credit report. Although we will evaluate this information based on their
own criteria, there are some factors that are closely scrutinized by generally
all lenders.
Do you deal with those who have
less than perfect credit?
Yes.
Many of the people we lend to have less than perfect credit.
We understand that situations arise everyday that can have
dramtic effects on your credit. Landmark also includes institutions
that are prepared to deal with a variety of consumer credit
histories. Although we cannot guarantee that you will qualify
for a loan, we will try to our best to match you up with the
lenders who are most eager to work with you. And remember-
there is no cost and no risk to apply for a loan through Landmark
Financial.
Does each lending institution
pull my credit report? Won't that affect my credit rating?
Your credit report is a vital document for institutions that are considering
your loan request. Landmark uses it to determine which of the institutions in
our network are most likely to grant you a loan, and each of the lenders will
themselves want to look at your credit report. So yes, your credit report will
be requested multiple times.
But this should not affect your credit rating. According to published information
from a leading credit source provider, auto and mortgage-related inquiries occurring
over a 14-day period will be treated as a single inquiry.
What if I don't qualify for
a loan?
If we can't qualify you for a loan that meets your needs, you will be notified
within 24 hours, without having wasted your time. In addition, Landmark is constantly
adding to its partnership network, and your information will remain in our database
for up to 2 months.
How will I find out about my
loan?
You will be notified by your loan consultant via phone or e-mail. In the future,
the message you receive will contain a user name and a password. When you return
to the site, click on the
"Loan Status" button, then enter your user name and password. You will
be able to view your loan offers confidentially.
I've been approved. How do I
close the loan?
Once your loan has been approved, your loan consultant will guide you through
the process of getting your loan closed. . Typically, this will include verifying
the information you provided on your qualification form (i.e.. checking pay stubs,
W-2 forms, home appraisals, etc.), signing the official application forms provided
by Landmark Financial, and scheduling a closing.
What if I do not have an email
address?
Landmark's system is designed to notify you via email or by phone that you have
been approved or declined. If you don't have an email address, you can obtain
an email address from a free web-based email service such as Juno or Yahoo.
What are Landmark Financials
rates?
Because Landmark is a mortgage banker and has influence in the lending decision,
we offer and list our rates. These rates are different for each loan program.

Will Landmark Financial sell
my information to organizations or persons?
No!!! Under no circumstances will Landmark sell or
share any personal information about you with any person
or organization, other than to our lenders to whom we refer
your Qualification Forms unless we are required to do so
by law.
What are your requirements,
qualifications or criteria to obtain a loan?
Our network of participating lenders provides Landmark with their specific criteria,
which we then load onto our system. When you submit your qualification form into
the Landmark system, those criteria are applied to your information and, if there
is a match, those lenders receive your form and can begin the underwriting process
in order to consider you for a loan.
How many lenders will I be sent to?
It is Landmark's goal to have up to four lenders bid for your business. When
you complete your qualification form, it is submitted into the Landmark system.
The system compares your information with the criteria submitted by the Lenders
in our network and if there is a match, your information is sent on to up to
four of those lenders.
Does having a co-signer improve
my chances of obtaining a loan?
The use of a co-signer may or may not affect your chances of obtaining a loan,
however, only a lender who accepts your qualification form can give you the specific
guidance you need. What we can tell you is that Landmark's participating lenders
are not asked to provide any co-signer requirements whatsoever for use with our
system.
Will this transaction be conducted
online?
It is possible, but not likely. Landmark will call you directly to discuss your
information prior to making you an offer.
How can I check on the credibility
of Landmark Financial?
Landmark is a member of the Illinois Better Business
Bureau, the American Bankers Association, and the Mortgage Bankers Association. |
